What a roof really costs in the Illawarra

Honest ranges from a leak repair to a full Colorbond replacement, the four things that move the number, and how to read a roofing quote so three quotes are actually comparable.

Short answer: in the Illawarra a leak repair runs $500 to $1,800, a full restoration of a sound roof $4,000 to $12,000, and a complete metal replacement $15,000 to $45,000 and up. The honest way to budget is to find out which band your roof is actually in (with photos from on it) before anyone sells you the most expensive one.

The bands, and what sets them

Four things decide where a roof job lands. Pitch, height and access: a walkable single-storey roof and a steep two-storey job needing scaffold are different money, and height safety is the law, not padding. How far the damage has spread: a leak caught at the flashing is hundreds of dollars; the same leak left two winters reaches battens, sarking and your ceiling and becomes thousands. The material and grade: standard Colorbond, coastal ultra-grade for the beachfront, terracotta versus concrete tile. And disposal: tile is heavy, old metal has to be carted and recycled. How to read a roofing quote

A trustworthy quote itemises: photos of your roof showing the fault, the materials named exactly (the Colorbond colour and grade, the membrane brand, the tile profile), height safety and disposal as real figures rather than fine print, the scope edges (what is not included), and the warranty in writing. If you see "from" pricing, an unnamed "premium membrane", or a number with no photos of your roof, you are reading a figure that will grow.

Common questions

Why do roofing quotes vary so much for the same roof?
Because they are rarely the same scope. One roofer prices a clean and recoat of a sound roof, another a full strip and replace; they pick different steel grades, and "from" pricing hides height safety and disposal that reappear later. An itemised quote with photos of your actual roof is the only way to compare like with like.
Is a cheap restoration ever a false economy?
Often, yes. A $2,000 pressure-wash-and-paint over rusted screws and brittle pointing looks good for a season and fails by the second winter. A real restoration treats the rust, replaces fasteners and rebeds the ridge first. If the roof is structurally gone, no coating saves it, and an honest roofer will tell you that before quoting.
When does a roof actually need replacing versus repairing?
Replacement makes sense once a roof is past about 25 years, shows widespread rust or rot, or the repair quotes keep stacking up. Below that, a sound roof usually repairs or restores for a fraction of the cost. The only way to know which is yours is photos from on the roof, not a guess from the ground.
